Sustainable Retrofit

Sustainable retrofit involves upgrading existing buildings to enhance energy efficiency, reduce waste, and minimize water consumption. In the UK’s commercial sector, these retrofits are essential, as approximately 70% of non-residential buildings were constructed before 2000. Improving these structures is crucial for meeting energy and carbon reduction targets, ensuring they remain viable and environmentally responsible assets. 

To align with the UK’s commitment to achieving net-zero emissions by 2050, as legislated in the Climate Change Act 2008 (2050 Target Amendment) Order 2019, the government has set ambitious interim goals, including a 78% reduction in emissions by 2035.  Additionally, from 2025, all commercial properties will require an Energy Performance Certificate (EPC), with proposed standards mandating a minimum rating of ‘B’ by 2030.  To meet these targets, the rate of retrofitting commercial properties must significantly increase, with estimates suggesting a need to quadruple current efforts.

Also, aside from project specific assessment schemes, we take a proactive and collaborative approach to sustainable retrofit works and EPC improvement projects across commercial, retail, and warehouse properties. We recognise that improving building performance is both a regulatory obligation and an opportunity for asset enhancement, futureproofing and ultimately making properties more efficient to reduce consumption and waste.

BREEAM

BREEAM is a globally recognized standard for assessing the environmental performance of buildings throughout their lifecycle. To align with BREEAM standards, we:

BREEM

SKA Rating

Developed by RICS, the SKA Rating is a benchmarking tool that evaluates the environmental impact of fit-out projects. Our approach to achieving SKA accreditation includes:

  • Assessment of Good Practice Measures (GPM): We evaluate and implement over 100 GPMs, focusing on areas such as energy efficiency, waste management, and material selection, to achieve the desired SKA rating level.
  • Training and Development: Our team includes SKA-trained assessors who guide the project from inception to completion, ensuring all sustainability targets are met.
  • Client Collaboration: We engage with clients to understand their sustainability goals and tailor our fit-out solutions to meet SKA criteria, enhancing the environmental performance of their spaces.

WELL Standards

To facilitate WELL certification for our clients, we have undertaken the following initiatives:

  • Team Accreditation: Our professionals are encouraged to become WELL Accredited Professionals (WELL APs), equipping them with in-depth knowledge of the WELL Building Standard and its application. 
  • Collaborative Design Approach: We work closely with clients, architects, and consultants from the project’s inception to integrate WELL features into the design and construction phases, ensuring that health and wellness objectives are seamlessly incorporated.
  • Performance Verification: Our team is proficient in coordinating the necessary performance testing and documentation required for WELL certification, including managing Letters of Assurance and overseeing on-site assessments.

LEED

The Leadership in Energy and Environmental Design (LEED) certification is a globally recognized standard for sustainable building practices, developed by the U.S. Green Building Council (USGBC). It promotes energy efficiency, environmental responsibility, and occupant well-being in commercial spaces.
